PURPOSE/SUMMARY: As one of Swift’s senior Asset Manager’s, you will primarily be responsible for developing broad strategies, executing specific business plans, generating and preserving asset values, and fostering relationships with the brokerage and tenant communities. The Asset Manager will think and operate as an owner in all aspects of the role, with a strong focus on proactive solutions. In this dynamic position you will handle the following:
ESSENTIAL DUTIES & RESPONSIBILITIES
Developing and implementing strategic business plans; at both property and portfolio level;
Managing leasing strategy and third party leasing teams within assigned portfolio;
Directing and managing the operations and property management teams;
Analyzing acquisition opportunities, making recommendations to the Director of Acquisitions. Leading disposition process including making recommendations to Investment Committee, and reviewing associated legal documents;
Interfacing with Investors;
Providing financial analysis and recommendations to the Investment Committee, requires and understanding of ARGUS and DCF analyses;
Strong knowledge of local real estate market;
Researching and analyzing market leasing activity for use in the development of disposition strategies and transactional materials
Lend support to analysts when needed in the preparation of Offering and Investment Memorandum's; writing market overviews to include property descriptions, sale and lease comps, and market condition pro forma assumptions.
Bachelor’s degree in Finance, Economics, Business or related field. Master's degree a plus!
Transaction oriented experience with leasing and acquisitions / dispositions is a must – in addition to solid office experience given the nature of Swift’s portfolio and investment platform
Experience managing personnel from various departments
10 years industry experience a must
Must have current and strong knowledge of ARGUS and Excel financial modeling
Proactive and self-motivated to work independently to achieve individual and team goals
Entrepreneurial spirit with an energetic and positive disposition
Well-developed verbal and written skills are crucial to the success of this position
Thrives in a fast-paced, deadline driven environment
Detailed oriented with a strong commitment to preparing accurate work
