The Property Supervisors at Community Specialists are all assigned to oversee no more than seven Community Associations. Every Community Association under their supervision has at least one full-time on-site Manager and many also have an assistant manager and other support staff. The Community Association Managers report to their Property Supervisor and depend on them for help and guidance to ensure that all management functions are being performed properly and expeditiously.
Candidates for this position must have extensive experience in condominium management and exceptional leadership skills. Communication skills, both oral and written, are essential given that the Property Supervisor will be responsible for interactions with all Board Members at each Association.
DESCRIPTION OF DUTIES
Responsible to Community Specialists for the supervision of the on-site managers as assigned and the compliance with company policies including but not limited to accounting, personnel administration, payroll and office procedures. Liaison between Community Specialists and the Board of Directors of assigned associations.
Ten years property management experience, Five years condominium management
Current state of Illinois Condominium Manager’s License.
Attendance of monthly evening meetings of the Board of Directors
On-call 24 hours a day, 7 days a week for building emergencies
DUTIES AND RESPONSIBILITIES
Hire and terminate property managers in accordance with company policy and with input from the Board of Directors.
Train and supervise property managers. Perform annual evaluations of property managers establishing goals and consult with Board on annual salary increases.
Maintain an atmosphere conducive for individual motivation and grow within the company and the property management industry. Monitor continuing education and license compliance of property managers.
Review annual operational calendar and compliance with company requirements.
Consult with property managers on all matters of union employee discipline, hiring and termination. Represent management in union matters.
Review and approval of budgets, payables and the financial operations of the properties. Review monthly financial statements and present financials to the Board of Directors.
Review and monitor property contracts, vendors and satisfactory performance of purchased services.
Perform periodic inspections of properties and monitor major ongoing projects.
Review, monitor and manage difficult and complex situations at a property to the benefit of Community Specialists and the Association.
Review and monitor monthly management reports and communication with Board of Directors.
Supervise and maintain the quality of services provided by the management staff to the Association.
