The maintenance manager position requires a self-motivated and driven individual to continue to improve and form the maintenance department to be a professional and best in class team. They will need to work closely with technicians and the leasing department to supervise all work orders and projects to completion.
Monitor and review all work orders
Create, complete, and bill work orders completed by technicians
Work with accounting department to ensure budgets and ledgers balance
Supervise technicians to verify hours, efficiency, and productivity
Schedule and conduct inspections of properties for preventive maintenance, as well as reports for suggested future repairs to be submitted to owners.
Receive and manage emergency calls, including afterhours calls
Schedule and manage turnover maintenance between tenant vacancies
Manage outside vendors and contractors
Organize and supervise renovation projects
Respond to tenant queries with professionalism
Must be excellent at communicating in both written (typed) and verbal methods
Can multi-task and get all reports and functions of the job done on time and under budget
Leadership and management of the maintenance team
Travel between SLC and Ogden to supervise property maintenance (personal vehicle required)
3 years minimum construction or maintenance experience
High School or equivalent diploma
Computer software proficient (Microsoft and Google docs)
Familiarity with Appfolio (CMMS) not required but strongly encouraged
