We are seeking the right fit for the following position:
Assistant Property Manager/Leasing Agent
Position is in our Center City Philadelphia office. This is a small (5 person) office, teamwork is essential, we push out a disproportionately large amount of work and a positive attitude is crucial. We have fun, we laugh and we take holiday lunches in what could otherwise be a stressful job.
We maintain an 'all hands on deck' approach, and everyone is empowered and encouraged to take the initiative. Everyone can answer a phone; everyone can, and should show an apartment

This position is full time, and affords one the opportunity to work in vibrant Center City Philadelphia. In season, 60-75% of the responsibility is for leasing apartments. The apartment units are scattered-site residential, but are localized within 3 neighborhoods in Greater Center City. This includes advertising, following up with prospects, reviewing an application together with a recommendation for senior management, inspecting a turnover, preparing a move-out report & list of charges, reviewing condition with superiors for CapEx. Drawing up a list of recommended charges, scheduling the turnover paint and clean, drafting the lease, conducting a lease signing. Scheduling turnover around move out and prior to move-in.
Leasing agent is expected to advise on condition of property on her return to base, and any condition in want of attention. Leasing agent has wide latitude in making suggestions to senior mgmt as to price, CapEx, improvements, and is expected to keep tabs on cleanliness of common areas as a basic form of feedback.
Many of these apartments are High quality apartments on exceptional blocks in one of The City's premier residential neighborhoods.
Off season the focus becomes CapEx projects, inspections, catching up on paperwork, budgeting for the following year; more management tasks such as keeping tabs on repairs and maintenance, contacting customer to inquire as to satisfaction with task completion. Feedback shared with team during meetings and informal 'huddles'.
In season and out, Assistant Mgr. may be asked to run sundry errands; all time must be accounted for, however, it is a privilege to asked to run errands summertime, in Center City.
There is ample room for promotion within the company as we grow; A.Mgr may be offered the opportunity for input on a particular deals under consideration, or on aspects of a renovation. Any skills or hobbies involving aesthetics may be valuable tools. Ass't Mgr may be offered the chance to attend trade shows, conferences, networking events.
A basic knowledge of construction and a good background in understanding the various mechanical systems in a house is a big plus.

3-5 experience in Property Management/leasing
A college degree or its equivalent in experience.
Real Estate License a + CRM or CRM-Candidate a ++
Must be able to walk significant distances (2-5 mi) on any given day.
Should be open to taking public transit, Uber/Lyft/a cab or riding a bike to appointments; walking and biking are excellent ways of getting in--and staying in shape.
Excellent written and communication skills.
Seasoned Real Estate Professional
Open to exchanging information
Must be acquainted with Realtor code of Ethics or IREM code of Ethics.
Must be comfortable with technology, own a cell phone.
Willing to work 3 weekends a month in season (April-September).
Knowledge of 'Best Practices'.
Additional Salary Information: Leasing agent will receive 1/2 month's rent commission on every apartment rented, excluding cooperating broker
