Property Manager needed for residential property management company. This person will perform a wide variety of tasks including but not limited to managing all the aspects of a residential property portfolio that consists of single units as well as multi-unit properties.
Daily Management Responsibilities Include:
Tenant, owner and vendor communications and relations
Preparing leases, addendums, and management agreements
Facilitate process for move-ins and move-outs; including collection and disposition of security deposit
Coordination of maintenance and repair communication with tenants, owners, and vendors
Rent collection; including 3-day notices and evictions
Marketing and CMA's for turns, vacant properties, and renewals
Conducts formal annual site inspections of properties
Approves and monitors rental rate recommendations for new leases and renewals based on current market information.
Utilizes company software (Appfolio) for communication, inspections, and all applicable aspects of the business.
Minimum 2 years residential Property Management experience required
Knowledge and compliance with federal, state and local fair housing guidelines
Ability to multi-task, make effective decisions and identify and resolve issues quickly to thrive in a fast-paced environment
Must be able to work in a team-based environment
Ability to maximize revenue and minimize expenses both for the clients and for the company
Exceptional communication skills and ability to interact with wide range of people.
Must be highly organized and have time management skills
Must be able to represent the company in a professional and courteous manner
Valid driver's license, reliable transportation, and car insurance required
Real estate/leasing license
Attentive to detail.
Appfolio software experience is a HUGE plus!
