Professional Property Management firm seeking experienced Maintenance Coordinator for three (3) Kalamazoo apartment communities.
The Maintenance Coordinator is responsible for a variety of tasks related to maintaining and improving company facilities and equipment. Perform maintenance functions, oversee the work of other employees or identify and contract with vendors to provide the services.
The Maintenance Coordinator will handle or oversee day-to-day maintenance at the properties. For example, they typically handle changing light bulbs and air filters, ensure that lawn care and landscaping needs are met, make certain that tools are properly cleaned and stored and be sure that spills and other mishaps are cleaned up properly.
The Maintenance Coordinators will be generally responsible for handling facility and equipment repairs as problems arise. Perform periodic inspections to determine what repairs are needed, and they serve as a point of contact for other employees when they need to report problems. Maintenance coordinators will perform some repairs themselves, delegate repair work to other employees or, when outside help is needed, find service providers to handle the work.
The Maintenance Coordinators will not just responsible for taking care of problems after they occur. They are also responsible for handling preventive maintenance. For example, schedule seasonal service for company heating, venting and cooling, or HVAC, systems, book periodic flooring maintenance services and ensure that company-owned vehicles receive regular oil changes and tire rotations.
They are also responsible for ensuring that the work is performed to an appropriate quality level and that it complies with company policies, applicable industry standards and legal requirements. They typically have the final say on whether work performed by other employees or outside vendors is approved. Of course, their own work always must be top-notch.
Maintenance coordinator typically will have some purchasing responsibilities, and may be responsible for establishing and following a departmental budget. Responsible for ordering and managing the inventory of cleaning supplies and other items needed to keep up with maintenance and repair needs. May also be responsible for negotiating maintenance contracts and one-time service arrangements with vendors.
