We are seeking an experienced and highly organized Commercial Real Estate Property Manager to oversee the day-to-day operations of a geographically diverse portfolio of retail and industrial properties across Colorado, Arizona, Texas, and Utah. This role is responsible for maximizing asset performance, maintaining strong tenant relationships, managing vendors and budgets, and ensuring operational excellence across all properties. The ideal candidate combines strong financial acumen, operational leadership, and commercial leasing knowledge with the ability to manage multiple assets remotely while coordinating with local vendors and ownership stakeholders.

Key Responsibilities Property Operations • Oversee daily management and operational performance of retail and industrial assets across multiple states. • Ensure properties are maintained to institutional-quality standards. • Conduct regular property inspections (in-person and virtual) and coordinate corrective actions. • Develop and implement preventative maintenance programs. • Manage vendor relationships including maintenance, landscaping, security, and construction services. Financial Management • Prepare and manage annual operating budgets and capital expenditure plans. • Monitor property financial performance against budgets and business plans. • Review and approve invoices, reconcile expenses, and ensure cost controls. • Work with internal accounting team on tenant billing. • In conjunction with accounting, review CAM reconciliations. • Work closely with accounting teams on reporting, accruals, and financial forecasting. Tenant Relations & Lease Administration • Serve as primary point of contact for tenants across the portfolio. • Ensure compliance with lease terms and enforce lease obligations. • Coordinate tenant move-ins, move-outs, and expansions, in conjunction with our construction lead. • Work with accounting on Aged Receivables, assisting with collections as needed. • Collaborate with leasing teams on renewals and new leasing activity. • Resolve tenant issues professionally and efficiently. Vendor & Project Management • Solicit bids, negotiate contracts, and supervise third-party vendors. • Oversee capital improvement projects, tenant improvements and repairs, consulting our construction lead as needed. • Track project timelines, budgets, and deliverables. • Ensure vendors comply with insurance and contractual requirements. Compliance & Risk Management • Ensure properties comply with local, state, and federal regulations. • Maintain safety standards and risk mitigation practices. • Manage insurance claims and incident reporting when necessary. Reporting & Communication • Prepare monthly ownership reports summarizing operations, leasing activity, and financial performance. • Provide asset performance insights and operational recommendations. • Coordinate regularly with asset management, leasing brokers, and ownership.
Required • 5+ years of commercial property management experience. • Experience managing retail and/or industrial portfolios. • Multi-state portfolio management experience preferred. • Strong understanding of commercial leases (NNN, CAM, operating expenses). • Proficiency with property management software (Yardi, AppFolio, MRI, or similar). • Advanced proficiency in Microsoft Excel and financial reporting. • Ability to travel periodically (approximately 15–25%). Preferred • CPM®, RPA®, or CCIM designation (or progress toward certification). • Experience working with third-party ownership groups or private equity real estate. • Knowledge of capital project oversight and construction coordination.
