Our client is seeking a Director of Property Management & Real Estate Operations for its growing New York City real estate portfolio.
The transformed property encompasses seven buildings on several city blocks totaling more than 450,000 square feet filled with cutting-edge dining, shopping, entertainment and cultural offerings that will make the property one of the city’s ultimate destinations. These offerings include restaurants from culinary powerhouses in what will become an unparalleled range of dining options, including a 53,000 square foot food market; a uniquely designed world-class retail store from Milan; a leading cinema operator’s first Manhattan location; and a new building that is highlighted by a 1.5-acre rooftop that will include a restaurant, outdoor bars and a venue for concerts and special events that will become one of the world’s most recognized entertainment destinations. The rooftop will be programmed year-round; home to a seasonal summer concert series as well as a winter village and a cultural and entertainment gathering place for New Yorkers and visitors.
The Director of Property Management & Real Estate Operations is responsible for operations, preparation of budgets/forecasts, business plans, and contract administration. In addition, this role provides support for local, regional and permanent leasing; establishing and maintaining tenant and local community relationships, and the oversight of operating personnel within the division. This position will serve as a conduit between with development, marketing, food and beverage, and other departments to ensure the highest quality customer experience.
ESSENTIAL JOB RESPONSIBILITIES:
Maintain direct accountability and ownership for the physical appearance of the entire asset. Increase the value of the Asset by managing all expense related budgetary items.
Administer leases and other agreements related to the property. Monitor these leases to ensure rent compliance and work closely with all tenants and the operating team to ensure that each lease is properly administered.
Work closely with all operating Food & Beverage management personnel to ensure that all equipment, MEP systems, and other operating equipment are properly maintained, working, and on preventive maintenance contracts.
Work with the entire development and tenant coordination team and ensure that all protocols are followed in terms of building maintenance, coordination with contractors working on the site, thereby being the liaison with food and beverage operations.
Provide in-depth knowledge of local market opportunities and issues that may impact the development and successful execution of the properties’ overall goals.
Responsible for the administration and processing of all payables within the division.
Oversight of security and risk planning and delivery for the district and in particular, the rooftop venue.
Lead the teams in creating and developing ongoing customer service programs.
Collect, analyze and communicate sales results from tenants and adhere to strict reporting schedule including daily, weekly, bi-weekly, monthly and quarterly information submissions.
Assist Regional and Corporate Leasing representatives in securing short term and long-term tenant leases and renewals.
Manage tenant relations and amendments, assignments or short-term relief.
Oversight of all operating third-party contracts and vendors.
Serve as the on-site representative for prospective tenant walk thru and presentations.
Ensure proper financial and administrative controls are effectively implemented.
Maintain appropriate visual presentation, design standards, and merchandise use for retail zones of the property.
Positively represent the Company, its investors, including property tours, development of presentations and support information.
Fulfill Manager-on-Duty rotation and manage day-to-day activities as necessary.
Canvas competing venues in the market to stay apprised of all competitive development and seek out strong short-term leasing tenants.
Ensure tenant lease provisions are being followed while communicating any issues to leasing and regional management.
Collaborating with Marketing and Sponsorship organizations to maximize community relations with outside business contacts and cultivate relationships that drive traffic to the property.
Develop relationships with local store managers – build and cultivate relationships to effectively manage sales and traffic.
Eloquently respond to customer complaints/concerns that are received through shopper.com relating to the designated property.
Through direct or indirect oversight, lead a team of customer service professionals that enhance the shopping and dining experience for guests to the property.
Recruit, develop, motivate and retain a high performing property team.
Evaluate the performance of the team against the plan in terms of customer, operational and economic impact.
Provide timely, actionable feedback to team members to improve performance.
KNOWLEDGE, EXPERIENCE AND SKILLS:
Minimum 10 years of property management experience in entertainment districts, retail or office, and/or retail management experience.
Minimum 7 years of supervisory experience.
Event venue operations experience a plus.
Flexible schedule to be available as business requires.
Adept in financial analysis, budgeting and forecasting.
Strong relationship building with tenants and community.
Able to work with and communicate effectively with tenants and contracted services personnel.
