The ideal candidate to serve as Director of Leasing for our Multi-family Group understands apartment operations, brand management and leasing, and is energetic, engaging, and driven. The ability to synthesize complex data then communicate easy-to-understand recommendations and instructions is essential, as this person will frequently engage with various property and corporate personnel. Public speaking and strong leadership skills are vital. This person must possess extensive knowledge in various leasing tools and techniques and must be able to present accordingly.
The role reports to the Senior Vice President of Rental Property Management Services. In consideration of each property’s position in the market, this person must create and communicate effective, measurable, and structured leasing plans for every property within our portfolio. They must be able to engage our leasing teams and work directly with our onsite Leasing Directors to develop site sales strategies and measurement of goals.
This position requires traveling to various sites nationwide.
Supervise, motivate and support onsite leasing directors and personnel at rental properties
For each property, evaluate its current and future competitive positioning goals, and together with Asset Management, craft a brand management plan that addresses operational standards, physical or managerial needs (if any), resident services, personnel management, pricing strategies, and marketing & promotional goals for execution by other Draper & Kramer departments (i.e. Maintenance, Marketing, Operations)
Ensure adherence to each property’s brand management plan; the market’s view of a property’s brand image should be consistent with the plan objectives
Be an expert in YieldStar (revenue management) and lead pricing discussions with senior management
Provide leasing expertise on new lease-ups and developments
Create effective communication and reporting systems so all properties uniformly meet corporate quality, productivity, and service standards
Ensure site staff are providing best-in-class customer service throughout the leasing portfolio
Assist in the recruitment and hiring of the most qualified available new employees
Implement effective training and mentoring of leasing personnel
Work with the Property Managers, Regional Managers on property specific issues, such as, traffic, occupancy, closing ratios and staff
Develop and implement strategic leasing plans at sites consistent with a property’s competitive positioning
Understand and respond to changing market forces in multi-family housing, nationwide
Work cooperatively and collaboratively with other DK departments, including Operations, Asset Management, Maintenance and Marketing to ensure peak operational performance of the entire portfolio
Bachelor’s degree in business, marketing, communications, or related field
5-7 years of supervisory experience in the field of leasing and rental marketing for a multifamily owner or operator or REIT
Illinois Real Estate Broker’s license, preferred
Experience managing leasing/sales staff including managing a remote workforce
Multi-family and luxury rental property experience is required
New lease up experience is required
Excellent project management and organizational skills
Strong planning and leadership abilities to manage a remote team
Self-motivated, ability to adapt and learn
High level of intellectual curiosity
Track record of holding oneself and team members accountable for performance
Ability to work in a fast-paced work environment
Ability to travel 10-20%
Experience with Yardi products
In depth knowledge of revenue management programs (e.g. YieldStar)
Intermediate to expert level of experience with MS Office products (Excel, PowerPoint, Word, Publisher)
