The Vista Companies (the “Company”), was established in 1985 and is a full-service Houston-based real estate services group involved in development, construction, acquisition, leasing, brokerage, and property management. We specialize in suburban markets and manage low rise office buildings, retail centers, flex properties and office service centers. With over 45 properties in its portfolio, the Company has an exciting opportunity for an experienced commercial management professional to join the Company as a member of the team. This person will be responsible for the Company’s largest property, part of which is still under development and up to eight other properties.
Five years commercial real estate property management experience is a requirement.

Responsibilities include but are not limited to:
Full understanding of the terms and conditions of office, retail, office service and warehouse leases.
Handle all tenant relations, including phone and site visits, meet and check on tenants, inspect properties and confirm tenants are in compliance with all contractual obligations including to collect past due rents.
Timely production of month end reports to landlords which includes delinquency collection activity, budget variance report and operations recap. Review accounting reports for coding accuracy and budget adherence. Obtain Landlord’s approval for over budget expenditures.
Produce work orders, handle all repair and maintenance items, including after hours on call for emergency repairs. Obtain competitive bids on service contracts annually and hire and supervise their work. Obtain competitive bids on special repair projects and capital improvements as needed. After inspection confirms work is completed properly, code and approve invoices for payment.
Prepare annual budget for each property; including leasing projections (which may come from another employee) then throughout the year, analyze and manage cash flow expectations for landlord and report shortfalls.
Maintain well organized lease files and handle tenant correspondence. Engage in appropriate collection efforts, via sending demand and/or default letters when needed. Obtain insurance certificates for each tenant as they expire.
Inspect properties to ensure vacant spaces are in good showing condition, arrange for cleaning, rekeying, and coordinate tenant move ins and move outs.
Facilitate the new tenant or tenant renewal process with bidding for tenant improvements or remodeling, contractor selection and then supervising their work. Confirm signage is in compliance with landlord’s signage criteria. Some tenant improvement involvement is required; some involvement in the bidding process and arrange for inspections.
Be aware of deed restrictions or HOA, POA regulations and adherence to same so property and tenants are in compliance. Handle issues to return to compliance as quickly as possible.
Our expectation for this position is to hire a person who has high energy, is self-motivated, disciplined, has good follow-through skills and who likes a job with great variety. A multi-tasker at times who can handle stress but equally capable of focusing on a project to its timely completion.

Applicants must be proficient in Word and Excel. Our accounting software is Skyline but Skyline experience is not necessary.
