We are seeking an experienced Property Manager who can independently manage a high volume (200+) of commercial retail properties through out the United States.
The property manager’s duties will include:
Correctly extracting and abstracting information from complex commercial leases and recorded documents and managing the obligations set forth therein;
Allocating costs among the responsible parties for all repairs, maintenance, insurance and property tax obligations for each property;
Preparing operating budgets based on the applicable commercial leases and recorded agreements;
Preparing and billing tenants for their taxes, CAM, and insurance obligations including the annual CAM reconciliations, where applicable;
Responding to requests for repairs from tenants;
Sustaining professional and cordial correspondence with the employees of owner’s tenants;
Coordinating and documenting repairs and maintenance with vendors ensuring proper invoices, insurance, and W-9s are in place;
Negotiating annual contracts for snow plowing, landscaping, sweeping and any other required services; and
Ensuring timely property tax payments are made by tenants and/or owners.
The candidate must have at least 5 years or more of commercial real estate management and accounting experience.
The candidate must have advanced experience in: Microsoft Word, Excel, Outlook and at least one accounting software such as MRI, Yardi, or another software used by CRE owners.
A candidate with a CPM credential and experience with Yardi is strongly preferred.
