This position is in-training for a regional property manager. Duties include responsibility to the property owners for supervising on-site staff, property and equipment in multiple locations; hiring, training and evaluating on-site personnel; problem solving; analyzing financial information to ensure return on investment for owner; meeting various deadlines; special projects when requested.
Supervising on-site staff at each assigned location. Visiting each property on
levels; recruiting and advertising for potential employees; hiring and training
resident a monthly basis or as needed basis; reviewing files; maintaining on-
site staff at proper managers, maintenance laborers, and other on-site
personnel; meeting with tenants, inspecting properties, assuring that all
employees comply with company policies and procedures; preparing and
carrying out performance evaluations on each on-site employee.
Analyzing financial statements for each location, preparing and discussing
results and variances with V. President and property owners monthly
approving payables and reviewing for payment; signing and mailing various
reports; obtaining and/or sending necessary certificates to various authorities.
Developing information and corresponding with resident managers and
various governmental authorities including the Rural Development Agency,
HUD, DHCR, etc.; working with resident managers to review lease expiration
and renewal lists on a monthly basis; meeting with tenants regarding any
issues the community managers can’t resolve.
Assuring that all property locations are running smoothly and profitably; all apartments are rented or are in the process of being prepared for tenant move-in. Ensuring that all company policies and procedures are being followed by all employees.
High school diploma required; two-year degree preferred.
Extensive office and computer skills
At least two years working in rental housing operations
Must have at the time of hire, and maintain throughout employment, a valid NYS driver’s license free of major infractions
Ability to operate a telephone, computer and printer, calculator, typewriter, photocopier and fax machine
Ability to work overtime, and irregular hours, as necessary
Ability to kneel, crouch, reach, sit, stand, walk, finger, talk, hear, and perform repetitive motions
Ability to exert up to 10 pounds of force occasionally, and/or a negligible amount of force constantly to move objects
Close mental and visual application needed to perform work dealing primarily with preparing and analyzing data and figures, accounting, computer terminal and extensive reading
Ability to supervise employees at multiple locations
Ability to plan, schedule and assign work; instruct and train in methods; check and approve work; make final hiring recommendations; carry out performance evaluations; make recommendations regarding unsatisfactory employees
