The Property Manager will work out of the Dallas office and must have a strong background in Retail Property Management. Exceptional analytical and communication skills needed. Leasing and negotiating experience preferred. Must be a self starter.
Duties/Responsibilities: To include but not limited to:
Control the day-to-day property management responsibilities for retail centers located in Texas, and other regions as assigned
Negotiating lease assignments, amendments, and occasionally renewals
Administer rent payment provisions and oversee rent collections
Diligent completion of internal reports – delinquency report, income and expense variance reports, etc.
Oversee the preparation of legal documents (lease assignments, amendments, etc.)
Prepare and monitor operating budgets
Property Inspections - Inspect properties on a regular basis, hire work and supervise
Review and approve billings and adjustments
Thorough understanding of how commercial retail buildings work from an operational point of view
Coordinate and oversee routine construction, such as remodeling, repairs and tenant finishout
Represent Property Owners on legal issues including Unlawful Detainer actions and Small Claims
Communication with Tenants, Vendors and Property Owners
Coordinate/Supervise vendors and maintenance personnel
Establish intra-department relationships: accounting , leasing, acquisitions/dispositions, etc.
Visit local properties at least once a month and as needed
Direct supervision of Assistant Property Manager as assigned

EDUCATION / EXPERIENCE:
Prefer 10 years of experience in Commercial Real Estate with an emphasis on retail properties. Knowledge and experience with Word, Excel, and Outlook is necessary. Knowledge of MRI a plus. Experience with National Retail tenants a plus. Travel required (approx 25%)
