The Regional Manager within our Affordable Housing Group is responsible for the supervision of the on-site managers as assigned, and the enforcement of company policies including, but not limited to, collections, preventive and corrective maintenance programs, purchasing, processing of payables and personnel administration.
Duties and Responsibilities:
Administer ownership directives;
Make recommendations to the owners and executive management regarding policy and property management;
Hire and terminate community managers in accordance with company policy;Train and supervise the work performed by the community managers;
Perform written evaluations of team members making recommendations for salary increases, transfers and/or advancements;
Maintain an atmosphere conducive for individual motivation for growth within the company;Maintain a program of ongoing education of the managers and janitorial staff;
Negotiate contracts for bulk purchases and common service contracts utilizing the company’s volume;
Negotiate and supervise major contracted work as may be necessary for building alterations and improvements;
Review all payables processed by the building managers;
Establish and maintain relationships with community stake holders beneficial to the property and residents
Maintain a program for owner relations beneficial to the property;
Perform weekly on-site inspections; review office procedures and files, preventive and corrective maintenance, housekeeping and personnel performance;
Review all hiring, terminations, and training of all building personnel;
Review budget preparations and submittals;Monitor budget performance;
Anticipate budget variances;
Help prepare monthly Variance, Executive Summary, and Key Performing Indicator Reports;
Enforce company directives;
Comply with local authorities regarding building code compliances;
Support each community in preparing for annual REAC inspections;
Maintain an open communication conduit between the buildings and the central office
Perform other related duties as assigned
Skills and Requirements:
A bachelor’s degree in business administration, public administration or related field
At least three-five years’ experience in multi-family property management overseeing multiple properties
Previous experience in managing affordable housing utilizing Section 8 rental subsidy and Low-Income Housing Tax Credits (LIHTC)
Working knowledge of compliance requirements for affordable housing programs associated with the US Department of Housing and Urban Developments (HUD) and Low-Income Housing Tax Credits (LIHTC)
Knowledge of financial management
Experience with Yardi Property Management Software
Ability to manage change, solve problems and make decisions
Experience building and maintaining relationships with internal and external clients
Ability to train and develop team members
Ability to manage effective teams
Certifications for housing programs including but not limited to Project-Based Section 8, Low Income Housing Tax
Excellent verbal and written communication skills
Ability to delegate work appropriately
Ability to use Excel to prepare any additional reporting needed for special projects
