The following attributes are desirable for success: experience in managing multi-family properties, apartments, or manufactured home communities a plus, but not required. Ability to communicate effectively, work well under pressure, and work with/without direct supervision. Be safety conscious and have a preference for detailed work, self-motivation, and self-direction. Ability to become a team leader.
Duties and Responsibilities
Duties may include, but are not limited to:
Respond effectively to telephone inquiries to generate prospective resident visits to the property.
Follow-up with prospective residents.
Monitor telephone and walk-in traffic at property via welcome cards and traffic logs.
Obtain lease information and complete lease applications. Conduct required credit and reference checks. Set up and maintain lease files.
Conduct periodic market surveys as requested
2) Lease Administration
Review welcome packet with new residents in a timely manner.
Maintain legal records/files.
Maintain organized and accurate tenant files
3) Promote Resident Relations
Prepare and process resident service requests
Assist with resident problems/complaints concerning rent payments and service requests
Encourage resident retention by contacting all residents on renewal report that are not currently on a lease
4) Accounting Policies and Procedures
Collect, record & deposit rental payments, application fees, security deposits, etc.
Scan checks for deposit
Help to prepare weekly reports
Help to prepare local action for evictions as necessary
5) Supervisory Responsibilities
Oversee the enforcement of community rules and regulations
Maintain good curb appeal within the community
Utilize a firm, fair, and friendly approach to all resident relations
Hours of work: 8:00 AM to 5:00 PM Monday through Friday, evenings/weekends emergency management situations
Physical Requirements: Must be able to perform the physical functions of the position, which may include but are not limited to: ability to walk the property, including flights of stairs, to complete the physical inspections, deliver resident communications, and tour property with customers.
Must have a reliable vehicle to perform various management tasks and errands.
