DUTIES & RESPONSIBILITIES: Manage the day-to-day activities of a high volume, fast paced maintenance (a building repair company, no cleaning services provided) company. Skilled in the creation of proposals, and thorough in the completion of work orders, which includes executing issued work orders through the entire process of closing them out for payment.
In this management position, the candidate will have the responsibility of hiring, training, coaching, motivating and managing his or her own work crew.
The candidate will also be required to prepare and provide daily, weekly and monthly reports and schedules.
Must have a history of managing a workforce of field technicians and the ability to resolve multi-trade issues.
Must possess the abilities to resolve day-to-day occurring issues, as well as the ability to resolve any arising problems concerning workforce, equipment, materials, methods and procedures, as needed to promptly complete projects.
Working knowledge of skilled trades related to building construction, maintenance repair and renovation.
Must have a working knowledge of applicable Local (NYCDOB, NYCHPD, etc.), State and Federal laws, ordinances, statutes, regulations, rules, policies and procedures related to the area of responsibility. OSHA certification and/or understanding of safety procedures a necessity.
Must have the ability to evaluate problematic systems or facilities and to determine what installation or repair services need to be performed.
Must have the ability and experience to be able to assess jobsite conditions, develop written narratives, scopes of work, project estimates, job costs, proposals and invoices.
Must be have the capability to understand specifications and building plans/blueprints and knowledge of building codes and all ADA requirements.

Fluent in English (verbal & written) required.
Bi-lingual (Spanish) skills is a plus.
