The Hadler Companies are seeking a Commercial Property Manager in its Columbus, Ohio headquarters office.
The Commercial Property Operations Manager is responsible for oversight of the company’s physical commercial properties and their operation, thereby enabling tenants to attract and retain customers through favorable experiences.
Frequent contact with tenants, often for collection issues.
Report and discuss collection efforts and results at weekly communications meeting.
Must learn Timberline accounting basics.
Accept maintenance requests from multiple sources and determine how they are to be addressed.
Translate maintenance and repair issues into work orders for on-site Hadler staff members and purchase orders for contractors.
Build positive relationships with vendors and contractors.
Review and code vendor invoices and record cost information to close out purchase orders.
Frequent review of lease agreements, with the ability to educate tenants about their responsibilities.
Updating tenant file folders and ShareCon software system.
Key control for office building tenants, including programming access system fobs.
Solicit bids from contractors for seasonal property services including landscape maintenance and snow removal. Thereafter organize bids received and then issues purchase orders.
Calculate and issue backcharge invoices to tenants for utility usage and other expenses.
Site visits to interact with tenants, vendors, and review conditions at properties.
Completion of projects assigned by the Senior Property Manager or other Hadler personnel.
Always on the alert to identify and thereafter resolve issues that require attention.
Attentive to details, endeavoring to reduce expenses and increase revenue opportunities.
Ability to respond to emergency situations when required.
Knowledge of commercial heating and cooling system operation (rooftop units and heat pumps).
Knowledge of fire protection riser systems and alarm panel operation.
Knowledge of plumbing systems, including backflow prevention devices.
Knowledge of parking lot paving and striping procedures.
Knowledge of commercial roofing systems.
Knowledge of electrical systems (voltage and amperage), along with interior lighting and exterior site lighting operation.
Knowledge of elevator operation.
Knowledge of Generally Accepted Accounting Principles (GAAP).

Minimum Qualifications (Knowledge, Skills, and Abilities)
Education – Bachelor’s degree in Business, Accounting, Economics, Real Estate/Construction, Engineering or similar
Experience – Minimum 5 years’ experience in a same or similar role
Licensure – valid State of Ohio real estate sales agent license; property management certification desired
High proficiency with Microsoft Excel and Word, ability to create spreadsheets and the underlying mathematical formulas
Proficient math skills, primarily algebra and occasionally geometry
Concise, articulate, and persuasive written communication skills (email and letter correspondence)
