Job Description Job Title: Maintenance Reports To: Property Manager FLSA Status: Non-exempt Employee Signature: ______________________________ Date:__________________ Summary: Maintains the apartment complex, office building, parking garage, or similar buildings and grounds in functioning, orderly and clean condition; makes necessary repairs to the property; prepares make-readies; tends to furnaces, boilers and HVAC to provide heat, cool air and hot water for residents or commercial tenants by performing the following duties: Essential Duties and Responsibilities include the following. Other duties may be assigned by the Property Manager. • Maintains buildings inside and out, performing minor and routine carpentry, painting and installation (cabinets, flooring, carpeting, fixtures, appliances, etc.) • Handles minor plumbing and lighting issues, boiler and HVAC maintenance, and other related maintenance and preventive maintenance activities • Maintains exterior grounds, including snow and ice removal, landscaping, gutter cleaning, tree trimming, dumpster area cleaning, etc. as instructed by Manager. • Cleans buildings and grounds as instructed by Manager, including sweeping, mopping, scrubbing, vacuuming, raking, trash removal etc. • Cleans and organizes maintenance shop and work areas; maintains and inventories company equipment and tools; and inventories and orders maintenance supplies and keeps accurate records of same. • Maintains written logs and writes reports (boiler logs, snow removal logs, work order forms, move-in and move-out inspection reports, etc.); Accompanies outside vendors throughout the property (such as pest control, fuel delivery suppliers, etc.); Notifies Manager about any need for major repairs to property or problems with lighting, heating and ventilation equipment, etc.; notifies Manager of any resident complaints received or lease violations noted • Responds to after-hours emergencies at the property Revised 6/7/2017 • Assists the Manager as instructed, including with maintenance service requests, work orders, unit turnovers, delivery of property notices, scheduling of contractors, maintenance and repair of pool (if applicable), and other business needs. Maintenance Workers Required to Be On-Call : The majority of our maintenance workers are regularly required to be on-call. While on-call, the worker is responsible for responding to after-hours emergencies at the property as per the Company’s policy on same. Lead Maintenance Person: From time to time, the Property Manager may assign one maintenance worker to be the lead person on a particular project. Assignments may change at the Manager’s discretion based upon operational needs at the property. Painters: Some maintenance workers will be assigned painting (interior and exterior) and carpentry as a primary duty, but they may also be called upon to perform any other maintenance task as assigned by the Property Manager. Also all on-call maintenance workers are required to have a valid driver’s license. • Education and/ or Experience: High school diploma or general education degree (GED) plus a minimum of three years related experience and/or training in the building maintenance industry preferred. • Language Skills: Competency in reading and interpreting documents such as safety rules, operations and maintenance instructions, policies and procedures documents, environmental compliance documents, etc. Competency in writing routine maintenance reports. Competency in spoken and written English. Bilingual a plus. • Mathematical Skills: Ability to measure, add, subtract, multiply and divide in all units of measure. • Reasoning Ability: Ability to apply common sense understanding to carry out instructions furnished in written and oral form. • Computer Skills: To perform this job successfully, an individual must have basic computer skills in order to take online training webinars and to input maintenance work orders on Property Maintenance software such as One-Site, et
