The Vice President of Operations will lead a team of Regional Managers and serve as an executive member of the organization. Responsible for the overall leadership and management of the operations team, ensuring maximum operational and financial performance results are achieved across a portfolio of properties by clearly communicating each property’s key objectives to the operations team. The VP of Operations also participates in the development and implementation of comprehensive annual plans, operational initiatives and strategies to support R Home’s anticipated growth and income goals.

Build on the success of R Home and lead a best-in-class operations team that effectively collaborates, communicates, plans, resolves challenges and works together in the best interests of the company. Assure the selection, development and supervision of strong Regional Managers who reflect HEROES principles and standards and work with them to develop an “ownership” culture.
Lead the effort to build strong teams at every property that demonstrate daily their commitment to the HEROES customer service principles and to an “ownership” culture.
Ensure that people and processes are in place to provide timely input and analysis for new development and acquisition activities. Coordinate a system to support development in market analysis, underwriting and design input so that the development team feels ownership and accountability for the community. Assure successful start-ups of all new developments.
Implement operating systems that ensure high quality day-to-day management services, as well as efficiency, consistency and innovation across the portfolio. Monitor their effectiveness in helping to deliver on the brand promise of “Residents First”.
Provide a strong day-to-day leadership presence, bridging operations and promoting direct communication with other departments.
Provide leadership to constantly innovate property operations to maximize revenue streams, corporate branding, social media and other technologies to more effectively capture an ever-changing target market(s), as well as be able to scale key effective new initiatives quickly and productively.
Work with Asset Management to implement effective Portfolio Management systems to assure strategic management, business planning and optimal performance for each community. These systems will include, at a minimum, monthly financial reviews, quarterly strategic reviews, reforecasts, annual business plans and budgets.
Work with Asset Management to provide useful analyses and information on the portfolio that highlights Key Indicators of operating and financial performance. Review the information routinely with the responsible partners and managers to help direct operating and capital strategies for each property. Proactively communicate with the responsible partners about problems, opportunities and critical issues.
Ensure that the training, engineering and transition teams’ needs of the organization are met and contribute to its excellence.
Oversee the initial marketing and lease-up and transition to stabilized operations for new properties ensuring all units are leased in compliance with the owner’s and all regulatory requirements.
Maximize value and mitigate risk by assuring aggressive management of the portfolio. Help identify strategic and tactical initiatives to increase revenue and reduce operating expenses; encourage and enable implementation of resident services programs that support operations; and proactively address significant operational and capital issues.
Work with the President to establish and drive execution of a robust strategic plan. Help design the change process to implement the initiatives that emerge from such plans.
Assign duties for responsibilities within the portfolio to team members and provide mentoring and career guidance to team.
Maintain a working knowledge of affordable housing programs.
Represent R Home and the developments it manages to its many constituents, including key government officials, lenders, investors, community leaders and other strategic partners who are key to EHI’s future success.
Involvement in outside organizations promoting the brand, and the industry in general.
Directly manages Regional Managers. Carries out supervisory responsibilities in accordance with R Home policies and applicable laws. Responsibilities include interviewing, hiring, and training associates; planning, assigning, and directing work; evaluating performance; rewarding and disciplining associates; addressing complaints and resolving problems.

ESSENTIAL SKILLS, EXPERIENCE AND TALENTS:
Ten years of increasing property management responsibility to include all aspects multi-site operations.
High School Diploma or G.E.D. required; Bachelor’s degree preferred.
Knowledge of both affordable and market rate housing. Advanced industry training credentials which authenticate understanding of rental housing programs.
Strong financial acumen; Demonstrated ability to understand basic financial statements and to manage expenses and revenue within budgets.
Demonstrated experience and solid track record in marketing and leasing.
Ability to lead, direct, and motivate others to innovate and excel.
Ability to work in a fast-paced environment demonstrating strong organizational and follow up skills along with an ability to manage multiple priorities.
Strong verbal and written communication skills with the ability to interact, in English, with a diverse group of associates, residents and external agencies.
Ability to apply reason, logic, and advanced problem-solving skills to resolve complex and/or sensitive issues.
Ability to read, in English, at a level sufficient to understand policies and procedures, safety notices, general business correspondence and/or documentation.
Strong computer and keyboarding skills with proficiency in Microsoft Word and Excel and the ability to quickly master new applications.
Possess and maintain timely and reliable transportation.
Ability to travel to any community in the R Home Properties portfolio. Travel, including some out of state, overnight, and extended stay, may be required up to 100% of the time.
