Quantum Real Restate Management, LLC, AMO, a mid sized growing, dynamic property management firm seeks an experienced and ambitious Regional Manager to oversee a portfolio of affordable housing communities (senior and family).
Responsibilities include maintaining the physical asset, providing fiscal over sight and supervising each properties' on-site staff and day to day operations. Some of the duties include; Financial Management preparation of the annual budget, monthly financial reporting to the owners, purchase approvals, recommendations of efficient use of funds. Administration which includes development/implementation of management and marketing plans, preparation of monthly reports to the property owners, understand and able to read and discuss the properties' monthly and annual financial statements, oversight of the onsite employee selection, training and performance. Responsible for implementation of corporate policies and procedures. In addition, along side the Property Manager, delegate and supervise scheduling of maintenance work, complete regular inspections and follow-up on maintenance work, select, supervise and review all contractual services, approve orders for all maintenance and cleaning supplies, materials and equipment, make recommendations for physical repairs and/or capital replacements, nave knowledge and utilize caution to identify and avoid liability issues. Marketing and Leasing duties will include, as follows: approve advertising and marketing programs. Promote fair housing and affirmative marketing with staff, review all rental applications and lease forms for accuracy and compliance with resident policy and make recommendations to improve marketing and leasing programs. Rental Management to include supervising rent collection policies and implementation of collection programs, preparation of HUD rent Increases where applicable and assessment of market rent levels and recommended rent increases for each property. Other duties will be to work with the corporate office in ensuring that the properties are maintained in such a manner to meet the owners' expectations.

* Minimum of five years of experience managing multi-site portfolio.
* Experience with all Microsoft Office ((Word and Excel) programs
* Experience with Real Page OneSite Software Preferred
* Minimum of five years supervising onsite staff oft multi-site portfolio.
* Five years experience managing affordable housing portfolio
* Earned designation in with affordable housing programs.
* CPM Designation or CPM Candidate preferred.
* Strong written and verbal communication skills.
* Strong interpersonal, organizational and motivational skills.
* Team Player
