General Summary Lead residential property management for Sheppard Pratt’s Community Services, providing high-quality affordable housing for individuals with disabilities. This includes exceptional resident relations, enhanced housing quality and affordability, compliance with state and federal regulatory requirements, as well as financial sustainability. Manage compliance for housing and building funding requirements, including, but not limited to HUD, CHDO, GHFP, SHOP, HOME Program, and CDBG. Oversee and manage directly tenant/landlord relations, with property management and services teams. Works with finance division to improve financial performance. Works with finance and facilities divisions to maintain and improve housing quality. Supports and manages property management staff. Principal Responsibilities and Duties: - Tenant/resident relations: Develops rental agreements, selects qualified tenants, collects deposits and rents, enforces terms of rental agreements, resolves tenant complaints, prevent evictions. Applies trauma-informed practices across property management.
- Compliance: Works with the U.S. Department of Housing and Urban Development (HUD), State and local government, tenants, and others to help complete annual and ongoing paperwork and tracking required for housing and funding source requirements.
- Marketing and Communication: Keeps properties occupied with qualified tenants through internal and external advertising (where appropriate), lead follow up, and property showings for prospective tenants. Minimizes vacancies.
- Financial: Prepares appropriate rental rates by conducting market research, determining costs and considering financial sustainability. Manages, develops and monitors property operational budgets
- Staff management: Through direct reports, oversees property management across residences in Sheppard Pratt’s Community Services. Hires, trains and evaluates property staff. Directs personnel and resources to ensure property is properly maintained and corporate objectives met.
- Real estate: Identifies potential residential real estate opportunities. Establishes and maintains relationships with landlords and property management firms, as needed.
- Facilities: Schedules maintenance and repairs, inspects property to ensure it is in good working order, collaborate with facilities division.
- Community relations: Responds to neighborhood concerns, participates in HOA and/or neighborhood meetings, and otherwise strengthens community relations.
- Internal coordination: Promotes open dialogue internally on vacancies, tenants, physical condition of property, and financial issues
