Title: VP of Property Management
FLSA Status: Full Time Employee / Exempt / Salaried
Reports to: Executive Vice President
Purpose: Responsible for the overall operational and financial success of the apartment portfolio; responsible for community managers and maintenance managers who are responsible for the day to day operations of the property. This should be achieved by hiring, training and mentoring community manager staff, leasing staff and maintenance staff.
Essential Job Duties and Responsibilities:
Oversees the operations of the property within the financial guidelines by reviewing owner guidelines and creating budgets
Maximize each property’s income, minimize expenses and grow net property operating income
Oversee the community managers (see community manager job description for more detail)
Ensures communities are leased at or above market occupancy
Work with managers to review market surveys and push market rents for new leases as well as renewal leases
Oversee delinquency with manager to maximize collections
Review open work orders to ensure work is being addressed and completed in a timely and satisfactory manner
Ensures the community manager is managing the on-site team management through hiring, coaching, write ups and terminations when needed
Evaluate, write, and deliver annual performance review for direct reports
Help the community manager to train and instruct all employees to ensure job duties, responsibilities, expectations and company policies are clearly understood; or arrange for training to be provided.
Establish best practices and update company policies as needed
Work with Executive team to grow business and profit share
Work with Executive team to produce and present monthly and annual reports for community owners/investors
Review marketing and online reputation.
Supervisory Responsibilities: Community Maintenance and Office Staff; acts as Manager on Duty in absence of the Community Manager
Knowledge, Skills and Experience required (unless otherwise noted):
Five (5) years experience in managing/leasing multi-family properties or similar industry as well as employee management. Bonus to have certification in the multi-family (ARM, CAM, NALP, etc.),
Have excellent written and verbal communication
General knowledge and awareness of safety issues
Ability to problem solve, make decisions, and resolve conflict
Ability to work well under pressure
Ability to work with/without direct supervision and the ability to be a team leader.
Must have excellent computer skills and have industry software experience.
Strong, positive, motivational leadership style in managing multiple teams to success
Must have a high sense of urgency in completing all tasks, while maintaining a strong detail orientation and consistent service.
Excellent knowledge of local, state and federal resident/property management laws/guidelines
Possess knowledge of competitive properties and market knowledge within the region
Experience managing/supervising 5 or more employees
Superior budget experience, can interpret, make assumptions, create property budgets and macro detail

stairs, to complete physical inspections, deliver resident communications, and show
apartments.
Be able to effectively verbally communicate with residents, staff, supervisors,
vendors, etc.
Requires occasional travel, including overnight travel and weekend and/or evening work.
Presentation of technical material in group settings required occasionally.
Requires sitting for long periods of time (frequently).
Requires periodic walking primarily on a level surface throughout the workday.
Requires reaching continually throughout the workday (mouse, keyboard, telephone).
May include lifting up to 25 pounds for files on a regular basis. Proper lifting techniques required.

Must have a reliable vehicle to perform community inspections. Must have proof of liability insurance for same. Bondable and Valid Driver’s License.
