Property Manager I Position Summary
Thank you for considering working with the Mayfair Real Estate team! We manage over 450 apartments, houses, and condos for our clients in the South Florida area and, since our company is growing, there are more opportunities for people to grow and succeed.
We are looking for an efficient and highly organized Property Manager to manage the daily operations of properties, advertise vacant properties, and handle tenant relations. Responsibilities include managing financial matters, coordinating maintenance work, enforcing leases, and preparing performance reports.
You will be the driving force that keeps your assigned portfolio operating exceptionally. You pay attention to the details. We are looking for a candidate who will be awesome at problem solving, detail oriented, with outstanding organizational skills and the ability to take lead on projects and follow through. Responsibilities May Include:
- Preparing and managing budgets.
- Setting rental rates, negotiating and enforcing lease agreements.
- Provide a high level of customer service to residents.
- Maintain a clear line of communication with our team, residents, and vendors.
- Collecting rent, dealing with late payments, and handling operating expenses.
- Growing our network of approved vendors and service providers.
- Negotiating vendor and service provider pricing to keep expenses within budget.
- Maintaining properties by investigating and resolving resident complaints and enforcing rules of occupancy.
- Inspecting vacant units; assisting in planning and overseeing renovations.
- Contracting and supervising repairs and maintenance work.
- Securing properties by enforcing precautionary policies and procedures; respond to emergencies; ensure all locks and keys are secure and functional.
- Posting notices as needed.
- Assisting with showings as needed to minimize vacancy.
- Reviewing applicant background screening results and make recommendations to reduce risk of default or problem tenants.
- Conducting virtual interviews with applicants and screening team.
- Ensure all pre-move in requirements are met before move-in is completed.
- Conducting monthly exterior inspection of all properties in your portfolio.
- Preparing reports on the financial performance of properties.
- When applied, collect laundry income and other types of income at properties.
- Make bank deposits for rents, laundry income, reimbursements, etc.
Expectations
- Available to work full time during typical business hours, 9am-5pm, M-F. Available to take emergency calls on weekends.
- Attendance at weekly team meetings via video call.
- Weekly accountability meeting with supervisor.
- Must be detail oriented, responsive, responsible, a team player, a problem solver, and have a desire to learn and grow with our business.
- Must be organized, honest, dependable, and have good communication.
