JOB SUMMARY
The purpose of a Senior Property Manager is to oversee the day-to-day operations and management of Class A commercial (office/retail) buildings.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Oversee projects on site.
Renegotiate contracts with vendors.
Develop and maintain positive relationships with clients and tenants. Attend client and tenant meetings. Respond to tenant needs and services and ensure they are in compliance with policies, procedures, regulations, contractual obligations, and standards.
Coordinate, oversee and/or manage repair and maintenance work assignments performed by technicians, vendors and contractors performing building maintenance and janitorial work.
Reviews work orders to ensure that assignments are completed in a timely manner.
Coordinate tenants move in and out and walk through spaces with tenants.
Obtain and review price quotes for the procurement of parts, services, and labor for projects.
Manage projects with typical budgets between $50K and $350K. Prepare capital operating budget and variance reports.
Manage vendor relationships and train vendors on work order and billing procedures.
Responsible for invoice processing and accuracy of cost center coding.
Conduct financial/business analysis including preparation of reports.
Monitor account performance as compared to company performance standards and budget.
Review and oversee tenant handbook, including approved vendor list and building rules and regulations.
Continuously identify all operating risks, including environmental, health & safety, and discuss solutions with management. Drives the implementation of measures, procedures, and training to minimize and mitigate operating risks.
Drives operating efficiency with the property.
Performs daily property inspections to ensure property management policies, procedures and conditions meet company expectations.
Proactively maintain and assist in creating new policies and procedures for the ongoing operations of the building.

QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Responsible for managing property site tours, executing leases, and managing property maintenance. Duties include reviewing leases and contracts with tenants, replying to tenant inquiries in person, or by phone or email. Can work closely with maintenance staff and technicians to schedule repairs and organize routine maintenance checks. Excellent interpersonal and time management skills are essential. Experience in commercial/facilities property management or leasing will be beneficial.
