Seeking a Property Manager with an enthusiastic interest in joining the Western North Carolina region’s premier commercial real estate company specializing in commercial brokerage, property management and general contracting.

KEY ROLES & RESPONSIBILITIES

• Management
  • Manage daily operations of the assigned portfolio
  • Site visits and inspections per contract or as needed
  • Identify issues as they arise
  • Oversee vendor assignments and follow-up
• Operations
  • Ensure all maintenance is being performed including systems such as HVAC, safety, mechanical, electrical, etc.
  • Develop a preventative maintenance system for each property
  • Oversee property safety
  • Address potential negligence and liability concerns and ensure all vendor and tenant COI’s are recorded and up to date
  • Negotiate and approve contracts
• Finance
  • Monitor aging reports and collections
  • Review, code, and approve invoices
  • Create and follow annual budgets
  • Identify Capital Improvements and oversee per owner/landlord approval
  • Analyze market trends and recommend lease rates
• Communication
  • Continuously build and maintain tenant, owner, vendor, and team relationships and interactions
  • Attend and conduct management meetings with landlords and owners
  • Attain new clients and management accounts
  • Produce monthly owner reports
  • Work with support divisions within the company such as marketing, admins, accounting, etc.

QUALIFICATIONS & EDUCATION

• Property Management experience
• Exposure to commercial real estate
• Bachelor’s Degree or higher
• Real Estate License is a plus
• Certified Property Manager designation (CPM) is a plus

SKILLS

• Strong analytical, math, and problem-solving skills
• Ability to read and understand financial reports
• Experience analyzing and understanding leases agreements and terms
• Successful project management ability
• Exceptional organizational skills
• Working knowledge of Microsoft Office, Google Docs and Yardi

ADDITIONAL NOTES

• Candidates must have a valid North Carolina driver’s license
• Will be required to travel to offsite locations and will need to use personal vehicle
