Kahler Hospitality Group in Rochester MN seeks Director – Leasing Operations to support the leasing activities for a portfolio of commercial properties located exclusively in Rochester MN. We are looking for a dynamic individual to manage the daily leasing activities for a portfolio of over 200,000 square feet of office & retail assets. This job is a mix of supporting existing tenants and in helping to fill vacancies.
Essential Duties & Responsibilities:
Develop leasing plans and assumptions for each assigned property.
Prepare letters of intent and recommendations for Ownership. Ability to negotiate agreements with brokers and owners.
Coordinate efforts with third party team on marketing properties to prospective tenants. Ensure that marketing materials are current.
Provide potential tenants with tours of the properties.
Create and manage tenant improvement budgets and prepare sites for occupancy. Coordination with third party agents, facilities and construction teams.
Complete regular analysis on market pricing and provide pricing recommendations.
Prepare leases for renewal.
Prepare tenant notices and other necessary tenant correspondence for both commercial tenants.
Conduct property inspections and monitor maintenance work in order to ensure timely opening and rent commencement.
Coordinate sales and leasing activities with finance and operations.
Other ad-hoc analysis as needed to enhance the marketability and value of the assigned assets.
Ability to interpret and understand legal documents such as leases and service contracts.
Must be able to complete financial analysis on proposed projects.
Be first point of tenant contact, coordinate tenant facing requests within organization, including internal maintenance team.

2-3 years of experience in Leasing/Commercial Real Estate required. This is not an entry level position.
Conversant with tenant build outs.
Excellent internal and external customer service;
Adept on social media tools used to market real estate;
A current Real Estate Sales License or ability to complete licensure in first year;
Must be able to create reports, analysis and budgets. Calculate figures, discounts, interests, commissions and percentages.
Must be flexible with working evenings, weekends and holidays.
