We are seeking an individual for the position of Commercial Property Manager for a significant San Francisco portfolio. The individual that we select for this position will have the opportunity to add continuous improvement to our current processes, and to work closely with our clients and commercial tenants. Our portfolio consists primarily of ground floor retail space in mixed-use projects and arts/nonprofit office space. We work in a variety of neighborhoods in San Francisco, predominantly in the Tenderloin, SOMA and the Mission.

We are looking for an individual who is highly motivated and organized. This individual will be an important part of the team setting organizational strategy and must be ready to step into this position of responsibility.
Represent Ventura Partners Property Management with clients.
Act as Tenant Relations Manager, developing ongoing relationships with commercial tenants.
Respond to inquiries and requirements of tenants and clients (landlords) via e-mail and phone.
Coordinate response to maintenance and repair requirements of commercial tenants, be available for periodic after-hours response. Determine whether the work is the responsibility of Tenant or Landlord and monitor completion of work. In some cases, Ventura Partners will take on Project Management of small capital upgrade projects.
Monitor and audit Commercial Rent Rolls.
Prepare annual budgets for clients.
Review monthly delinquency reports and send out notices.
Generate all monthly reports, review monthly operating reports and strategize methods for improving property performance.
Prepare all new and renewal lease documents.
Provide directly or coordinate Lease Administration activities including tenant notices, COIs, etc.
Provide move-in and move-out activities.
Implement all City required programs related to ADA accessibility, water usage, vacant storefronts, etc.
Experience with residential or commercial property management.
California real estate license is required. We may consider someone who is in the process of obtaining their license currently.
Professional e-mail and verbal communications and grammar.
Proficiency with Microsoft Outlook, Word and Excel.
Bachelor’s degree is a preferred but will consider individual with some related college credits.
Experience with Appfolio or other commercial software is a bonus.
Multi-lingual is a benefit (Mandarin, Spanish, Arabic, Other)
