We are looking for a dynamic collaborator who focuses on outcomes and customer service with an attention to details. The Regional Property Manager is responsible for the overall performance of the multi-family and commercial properties in the portfolio. They manage the tactical execution and communication of the company’s strategic direction to the property managers, and are responsible for developing and managing site operational plans, investment objectives, compliance goals, market positioning, physical asset quality and financial goals and objectives. Working with the property managers, they will control cost, maximize revenue, increase resident/tenant retention, develop relationships with vendors and contractors, and implement a competitive marketing strategy. You would be an integral part of managing key relationships and tenants alongside the team. The Regional Property Manager will ensure implementation and execution of all corporate policies and procedures.
Manage, recruit and train a team of capable and motivated property managers to create a positive environment in which to work and provide excellent customer service; including mentoring and performing mid-year and annual reviews.
Oversee a portfolio of multi-family and commercial properties; review financial statements and performance data to measure productivity, goal achievement and to determine areas needing improvement.
Ensure customer satisfaction through the property management team and resolve resident/tenant concerns when necessary.
Guide creation and implementation of property level policies with property managers;
Manage and create synergies with the relationship and performance of third-party partners (e.g., vendors, brokers, etc.)
Work closely with senior management to ensure that all business plans, sales goals and financial plans are achieved.
Adhere to all guidelines within all applicable government programs for affordable properties
Develop capital improvement plans for assigned properties.
Review and approve contractor bids, as well as track vendor contracts and coordinate annual re-bid at assigned properties.
Create annual budgets for each property, closely monitoring expenses and preparing and distributing detailed management reports on a monthly basis.
Keep up-to-date on economic/market conditions and works closely with each property management team to ensure residents/tenants enjoy a quality experience.
Experience managing a team
Strong understanding of property accounting and reporting
Strong familiarity with loan documents, leasing documents, and vendor contracts
Excellent organizational, time management, and planning skills; ability to juggle multiple tasks and projects concurrently;
Strong written and verbal communication skills;
Proven analytical skills and problem analysis;
Experienced in construction management preferred;
Experience with YARDI property management software
Project a professional demeanor at all times through appearance and behavior. Promote excellent customer service.
Must be able to work in a fast-paced environment with demonstrated ability to handle and prioritize multiple tasks and demands.
Strong leadership, team building and decision-making skills are essential
Must be able to interact and communicate with individuals at all levels of the organization.
Must have prior experience in Microsoft Office (Word, Excel, and PowerPoint).
