A luxury condominium community of owners and renters in Cambridge, MA is looking for a full-time Superintendent. The condominium building consists of 114 units in a mid-rise building with commercial spaces on the ground floor. The superintendent is employed by the association’s management company, Thayer & Associates. The Superintendent works with the association’s Property Manager to ensure that they have what is needed to complete the job and to maintain an orderly and clean environment as stipulated in the Condominium Handbook & Rules & Regulations.
Duties and Responsibilities of the Superintendent include but not limited to:
Reports to the Property Manager.
Schedules, supervises, and coordinates vendors and contractors whenever they are on the premise performing services for the association.
Conducts daily inspection tours of the building, notifying the Property Manager of any conditions that might need repair.
Keeps common areas (entry doors, steps, lobbies, stairwells, hallways, laundry area, and pool) neat and clean.
Monitors the trash, recycling, and compost daily. Brings the trash, recycling, and compost bins out twice a week and brings the bins back into the building after the trash is collected.
Performs various general repairs to common areas of the property involving minor plumbing, painting, electrical, door repairs.
Troubleshooting and diagnosing plumbing, electrical, and other technical issues in the community prior to contacting vendors for repairs.
Building and maintaining a preventative maintenance plan for major components of the building.
Responsible for taking pool chemical readings, becoming a Certified Pool Operator, and properly maintaining the pool and spa with the help of a contract pool company.
Liaison with commercial spaces to ensure proper operations.
Attends monthly meetings of the Board and the annual meeting of the Association.
Is available on call.
Qualifications:
Strong background in plumbing and hvac, certifications a plus
Ability to do physical labor, e.g., shoveling in winter, taking out trash, recycling.
Have the personality to work cooperatively with a diverse group of property owners, the management company, and the Board of Trustees.
Be trustworthy and honest with excellent character references.
Well-spoken and articulate, both verbally and in writing.
